Short-Term or Monthly Rental in New Cairo? How to Do the Maths for Your Apartment

Updated October 2026 · The HAPPYDAYS team

You own an apartment in New Cairo (the Fifth Settlement) and wonder: rent it monthly and relax, or short-term (hotel-style) and earn more? The honest answer: short-term is not always more profitable. It only earns more once occupancy passes a certain level after every cost is deducted. This article shows you how to calculate it for your own apartment, who rents short-term in New Cairo, and when monthly rental is the smarter choice.

In short:

  • Compare the net of short-term with the net of monthly, not price against price.
  • What matters most is the number of booked nights per month at which short-term overtakes monthly: the “break-even point”.
  • Well-furnished apartments in sought-after locations pass that point more easily.
  • There is a middle way: monthly in the quiet season, short-term in high seasons.
  • Short-term rental needs a Holiday Home licence from the Ministry of Tourism, and you must check your compound’s rules.

Who rents short-term in New Cairo?

New Cairo is not a tourist resort like Hurghada, and demand is different. Some of the most common short-stay guests are:

  • Business travellers: many companies are based in New Cairo, and the New Administrative Capital is nearby.
  • Egyptians living abroad coming home for holidays and the summer, who need a place near family.
  • Visitors from the Gulf and the Arab world who prefer quiet compounds and malls.
  • Families finishing or renovating their homes who need somewhere for a month or two.
  • University, hospital and conference visits.

This means stays in New Cairo are often longer than in Hurghada, which lowers the cost of cleaning and check-ins.

How to calculate it: the formula

Monthly net from short-term =
(nightly rate × booked nights)
− platform commission
− cleaning × number of stays
− electricity, water, internet and gas
− management company share (if any)
− maintenance and wear

Net from monthly rental = monthly rent − any costs you cover (tenants usually pay the utilities).

If the short-term net is clearly higher, it is worth the extra work and risk. If the gap is small, monthly is easier.

A worked example (hypothetical figures)

Note: these figures are hypothetical, for illustration only, and are not average market prices in New Cairo. Use your own apartment’s numbers.
Item Short-term Monthly
Price EGP 2,000 a night × 18 nights = 36,000 25,000 a month
Platform commission (hypothetical 15%) − 5,400 —
Cleaning (6 stays × 300) − 1,800 —
Electricity, water, internet − 2,500 Paid by tenant
Management (hypothetical 20% of the amount after commission) − 6,120 —
Net About 20,180 25,000

In this example monthly wins, even though the nightly rate looks high! With the same figures, short-term needs about 22 booked nights a month (around 73% occupancy) to beat monthly. If the apartment is well furnished and can command a higher nightly rate, or stays are longer, that point drops a lot.

When does short-term win in New Cairo?

  • The apartment is furnished to hotel standard, with fast internet and a place to work.
  • It is close to offices, malls and main roads, or in a sought-after compound.
  • You, or the company managing it, have strong reviews on the platforms.
  • The compound allows short-term rental and guest access is easy.

When is monthly better?

  • The apartment is unfurnished, or the furniture is old and needs a big investment.
  • The compound prohibits or complicates short-term rental.
  • You want no income risk, or have no one to follow up.

The middle way: many owners rent monthly or mid-term (one to three months) in quiet periods, and short-term in summer and holidays, when Egyptians abroad come home.

Licensing and compound rules

Since 2025 every unit offered for short stays needs a Holiday Home licence from the Ministry of Tourism and Antiquities, renewed yearly, and in July 2026 the Ministry announced a one-year grace period to regularise. In New Cairo especially, ask your compound management first: some have rules for registering guests at the gate or restrictions on short-term rental. Full licensing details are in our short-term rental guide.

Purpose-built hotel units

Another model is growing in New Cairo: buildings designed from the start as hotel units and run by an operating company. For example, we have signed a management and operation contract for the A219 – A220 project in Beit El Watan. The advantage is that operations, services and licensing are planned from day one.

Frequently asked questions

Is short-term rental in New Cairo more profitable than monthly?

Not always. It earns more when occupancy passes the break-even point after commissions, cleaning, utilities and management. Calculate it for your apartment with the formula above.

How many nights a month do I need for short-term to win?

It depends on the nightly rate and costs. In our hypothetical example it was about 22 nights, and it falls as the nightly rate rises or stays get longer.

Can my compound prohibit short-term rental?

Yes, some compounds have rules or restrictions. Ask the management before you start.

Does short-term rental in Cairo need a licence?

Yes. Ministry of Tourism Decree No. 209 of 2025 applies to any unit offered for short stays, not only in tourist cities.

I live abroad. Can I rent out my New Cairo apartment short-term?

Yes, through a management company that takes over the apartment, runs it and sends you reports and your income.
